BelKat Realty is an Austin based real estate development firm, founded in 2018 as Creatio by Felipe Castillo. We take projects from raw land to stabilized asset across industrial, hospitality, mixed use, residential, and build to rent, with entitlement, capital strategy, and development led by one accountable team.
Development risk is decided early, long before construction starts. We identify it in underwriting, resolve it through entitlement, and align capital partners, municipalities, consultants, and contractors around one plan before we break ground.

Felipe Castillo
A U.S. Army combat veteran, architect, investor, and developer, Felipe founded BelKat in 2018 as Creatio. Over more than 30 years he has led or delivered $3+ billion in development and secured 33 rezonings across 31 municipalities nationwide. He has worked with industry leaders including Jack Nicklaus, John Paul DeJoria, Craig Hall, Chris Maguire, and Scott Sealy Sr. He is also co-founder of Bancaverse, a private credit platform for real estate investors.
Carlos Yanez
Carlos has participated in more than $800 million in commercial and residential real estate financing over the past twenty-five years. His experience spans private credit, real estate finance, marketing, corporate branding, and AI automation. He is also co-founder and CEO of Bancaverse, a private credit platform connecting borrowers, lenders, and family offices.
Eduardo Garza
Eduardo has more than 13 years of experience delivering mixed-use, residential, and master-planned communities across Texas, from acquisitions and entitlements through capital formation, construction, and asset management. He founded and continues to lead Blackbird Urban Development, and previously served as Executive Managing Director of Storybuilt’s Dallas operations, directing a portfolio exceeding $500 million. He holds an MBA from UNC Chapel Hill and is a member of the Urban Land Institute.
Gabriel DePalma
Gabriel supports BelKat’s financial modeling, deal analysis, and investor materials. He holds a degree in Finance from Purdue University’s Daniels School of Business and is completing a master’s in accounting at Purdue.
